   All comparable properties I found are located in Antwerp’s university district. This ensures a more accurate comparison, as prices vary significantly from neighborhood to neighborhood.

   All comparable properties have been recently renovated or are in very good condition. This provides a reliable picture of the current market value in comparison to the property in question.
3. Floor Area
